JMI believes it is vital to the success of any janitorial program to work as your cleaning department. We work with you to develop a set of cleaning specifications to maintain your facility at a high quality level.Any item can be incorporated into our scope of work, and no two buildings are ever the same. Every set of specifications is customized to each facility. Click on the samples below to review the details of the scope of work that may be present in your building:

The following tasks are to be performed daily:

  • Empty all waste and sanitary disposal containers and replace liners.
  • Fill all dispensers. (all supplies to be provided by the Customer)
  • Clean and disinfect all disposal containers.
  • Clean and polish all mirrors and bright work.
  • Clean and disinfect all counter tops.
  • Clean and disinfect all toilet fixtures and urinals inside and outside.
  • Spot clean ell partitions end walls to remove any drips, marks or spillage
  • Dust all sills, ledges and other horizontal surfaces.
  • Sweep and wet mop the floor with disinfectant cleaner.
  • Remove smudges and finger marks from all doors, frames, partitions and switch plates.
  • Report all mechanical deficiencies, dripping faucets, leaking toilets,clogged drains, lights out, etc., to the Mechanic on Duty.

The following tasks are to be performed monthly:

  • Wash and disinfect any ceramic tile walls and partitions as needed.
  • Dust all vents, diffusers and radiators.

The following tasks are to the performed quarterly:

  • Machine Scrub all ceramic tile flooring to remove dirt, stains and ground in debris.

All specifications can he modified for client's needs.

The following tasks are to be performed nightly:

  • Empty all trash containers and wastebaskets. Replace ell trash liners as needed. (Liners furnished by the Customer.)
  • Remove all trash to specifically designated areas.
  • Dust mop lobby granite floor to remove dust and dirt. Spot mop as needed.
  • Dust mop all hard floor surfaces. Spot mop to remove spillage.
  • Vacuum all carpet in offices and traffic areas.
  • Vacuum all entrance mats and runners.
  • Empty 8 clean all exterior cigarette urns & trash receptacles.
  • Wash all entrance door glass
  • Clean all entrance frames and ledges.
  • Damp wipe all cleared table tops, cleared counter tops and cabinet faces in kitchens, eating areas or coffee stations.
  • Clean all drinking fountains.
  • Spot clean interior partition glass.
  • Straighten chairs and tables in employee lunchrooms and conference rooms.
  • Keep all contractors storage areas clean, neat, and orderly.
  • The cleaners will turn off all lights after completion of their duties.
  • The following tasks are to be performed weekly:
  • Full Vacuum all offices, cubicles, conference rooms and traffic areas.
  • Wipe clean all brass and other common area bright work.
  • Dust all uncluttered desktops, file cabinets, counters, sills and ledges up to 72 inches. Every other Week.
  • Spot clean smudges and finger marks from all doors, doorframes, partitions, and light switch covers.
  • Spot Clean carpet stains in high traffic areas.

The following tasks are to be performed monthly:

  • Edge Vacuum all Edges in Common Areas and Dust baseboards.
  • Scrub lobby floor.

The following tasks are to be performed quarterly:

  • Dust ceiling diffusers and vents.
  • Spray-buff all resilient tile floors if needed throughout the building. Re-coat if necessary.
  • Dust all Venetian blinds with extension duster to remove dust
  • .
  • High dust all horizontal and vertical surfaces above 72 inches.
  • Vacuum all upholstered furniture in executive areas, lobbies, and conference rooms, if needed.
  • Clean vestibule Pedi-mats. Lift and vacuum underneath where possible.
  • Strip and refinish the hard surface stone, VCT, or ceramic tile flooring if needed
